How do I know if I need a New Roof?

Whether you have recently purchased a home, are thinking of selling your home, or have been in your home for a long time, you may be wondering whether a new roof is in your near future. You may see obvious signs of wear such as a hole, missing shingles or an obvious leak. Other times the signs are harder to spot such as granule loss or moisture in your attic. If your roof is 12-15 years old or older, it may be time to seek out options to keep your home protected from the elements. Central Oregon Roofing offers every homeowner a FREE reroof estimate. What type of roofing is best for my home?

Should I get a metal roof? Composition Shingle? Shake? Tile? There are so many options available today that it can be difficult to know which roofing type is best. COR’s roofing estimator can present all the different roofing options and go over the benefits and limitations of each type. Typically, there are several composition options that will work well for Central Oregon, ranging from the most affordable (but still worthy) options on up to very strong, long-lasting, high-end shingles. Metal roofing systems can be highly beneficial as well, depending on your goals for your property. Tile roofing is typically not recommended in the extreme weather fluctuations in Jefferson, Crook & Deschutes Counties. However, there are many new innovative roofing materials available that may just fit the bill! Our roofing professionals are well-versed in which systems are approved in each of the area’s residential neighborhoods, as well as which type will fare the best in our unique climate. All options will create a beautified curb appeal, as well as lasting protection for your home.

How do I prepare my home for a new roof?

Central Oregon Roofing makes reroofing your home easy and stress-free! Our residential estimator will walk you through the process step-by-step. If you’d like to start thinking about preparation now, here are a few things you can address:

  1. Are there any additional issues with your home you would like to address? Any areas of concern you may have observed such as damaged siding, paint or structural issues should be addressed by a licensed general contractor. These areas can certainly be addressed any time, but it may be beneficial to think about what order you would prefer to have these areas addressed.

  2. Soft spots on the roof: If a soft or spongy area on the roof is observed, it may be caused by a crack or moisture in the plywood sheathing. Central Oregon Roofing is qualified and able to replace roof decking (or sheathing) as needed. Any structural damage beyond this may need to be addressed by a licensed general contractor.

  3. Make sure your home is accessible and ready for a crew to arrive and begin working. Move any RV’s, vehicles, or furniture away from the home when possible. Our crews do bring tarps and plywood to lay over fragile items or sensitive landscaping in order to protect your property from any unnecessary wear and tear to your property. Pets and children should remain out of range of any tools, vehicles or debris during the roofing process.

How much does a new roof cost?

Construction on your home can bring up so many questions, and of course one factor can certainly be budget. Clients often ask “How much is a roof per square foot?”. Every roof is unique, and therefore this price will vary for every home based on location, accessibility, pitch, detail, product and other factors such as how many layers are present, skylights and other factors. Should I replace my roof before listing my home?

In a 2019 HomeLight Data Survey, 76% of realtors agreed that curb appeal is the #1 project you should complete to improve your home’s marketability. According to the National Association of Realtors, reroofing your home is the highest percentage of cost recovered of any exterior improvement at 107%! The old adage is true that you never get a second chance to make a first impression. This is certainly true for the curb appeal of your home. If buyers do not like what they see when driving up to your home, they may not look any further. With online shopping taking over the marketplace in so many ways, buyers are first finding properties online (with pictures) and then driving by those properties. This is often done before ever reaching out their agent or finding out anything else about the home. If all your remodeling is taking place inside the home, buyers may not ever see it if the outside appears to have been neglected.
